Going, Going, Gone…! Should I buy or sell at auction?

With the School Auction Idol and The Golden Gavel finals being held last week, auctions are very topical at the moment.

To auction or not to auction is often a big decision for the vendor to make… particularly at such an early stage of the campaign. Before deciding how to sell your home, it’s important to know the facts, the benefits and ask what your options are.

It’s well known that auctions are popular across the eastern seaboard. In Brisbane, 95% of the high end properties go to auction, a trend which is also seen across Melbourne and Sydney. Historically, Adelaide consumers are more hesitant to adopt auction as a sale strategy. So let’s see how the Adelaide results stack up…

According to RPData, the mid-May auction clearance rate for Adelaide is 62.5%. This is a close third behind Sydney, who recorded 67.7% and Melbourne at 71.3%. Adelaide’s auction clearance rate is much higher than what we have seen in the past - RPData notes the last time auctions appeared so healthy was June 2010. It seems consumers are starting to see the benefit of a high energy campaign to get their sale across the line… and the results are showing just that.

DIY - Does it really add value to your home?

There are so many reality TV shows on DIY home renovations at the moment, and with the latest one House Rules kicking off this week, home renovations have never been more topical.

I have recently bought a house, and nearly everything in the property needs’s hard to know where to start! What do I make the priority? What renovations can I tackle myself and what renovations do I need a professional for?

These renovation shows make it look so easy…but what is realistically going to add value without over capitalising? 

There are a number of factors to consider before undertaking a home renovation project. The primary one – why do you want to renovate?   From our experience there are three main reasons why people renovate: 

Lifestyle. If you see yourself in the property long-term, then start by identifying what will add value for you. The most popular renovations are bathrooms, kitchens and outdoor living. These are also likely to add the most value to your property in the long run, because they are the first features buyers look at.

For Sale. If you are renovating purely to sell, then it’s vital you keep in mind designs that are compatible with all tastes so that you don’t limit your buyer pool. In this market, personally, I’d be wary of renovating just to sell. At Toop&Toop we have seen an increase in buyers looking for properties that they can do up themselves to “make their mark”. As a result we are seeing a trend of these properties going for a premium price.

To rent it out. For investors wanting to make a property appealing to potential tenants, what “adds value” is very different to the Lifestyle and For Sale renos. We suggest improvements such as a new coat of paint, new flooring, dishwasher, air-conditioning, etc. You will be surprised that it’s these small enhancements that are more likely to increase your rent potential than a lavish bathroom or kitchen!

Next -  analyse the costs of your DIY renovation. This is not just the renovation itself; it’s all the extra costs -  council fees, levies, insurance and the cost to of equipment, as well as materials you need to do the job. Unless you are an experienced handy man, it may be cheaper in the long run to bring in the professionals. 

And just before you pick up the shovel, it might be worth considering the option of selling your ‘renovator’s delight’ and buying something that is already finished. Sometimes this can be a more viable option…

So when it comes to DIY it’s important to know why you’re renovating, plan your budget and consider your limitations and don’t forget to have FUN with it - I know I can’t wait to get started!

Happy 28th birthday Toop&Toop!

May 8. This is a very significant date for Toop&Toop for a couple of reasons. This year we clock 28 years on the board and on Wednesday night Team Toop celebrated what has been a big year of change for the company.

Not only have Genevieve and I come back into the business full-time, we have simplified the way we do things. Old processes have been tested and re-designed and “that’s the way we have always done it” is no longer cutting the mustard. It has become quite clear that the economic climate will not support those who don’t change. This is being seen across all major companies, with giants such as BHP Billiton announcing a dramatic overhaul of their operations.

Companies such as Google and Apple are always innovating to stay fresh and ahead of the game… with over 700 new iPhone apps being developed everyday, it’s clear that change is upon us. While we are not in the tech industry, there is method to their madness - you have to change to survive.

At Toop&Toop we are determined to operate an efficient business so that we can continue to deliver an unmatched service in the industry. By improving our operations internally, Toop&Toop is able to direct its attention to the consumer and drive products never seen before in the real estate industry. 28 years on and Toop&Toop is still re-inventing itself and pushing the boundaries... It’s in our blood.

We were the first to showcase our vendors’ properties in colour in The Advertiser; sold the first $2 million dollar property (in 1994), setting a record across the state; we were the first SA agency to launch a website; developed the first real estate iPhone App in Australia and we are, still to this day, the only agency in South Australia with an in-house Advertising & IT Studio.

In true Toop style, this year has been no different. We have launched our new website, world-first 3D property videos (Toop3D), ToopAir, VirtualAgent2 and there’s still more in the pipeline.

With the help of our team we have re-set the course of the business. The leadership is energetic and dynamic, but like any other 28 year old, Toop&Toop draws from its experiences… from its very accomplished and knowledgeable team members. 28 years… what a great achievement! Congratulations Team Toop, I’m looking forward to embracing what’s next!
