South Australia is HOT PROPERTY!

Last week Suzannah wrote her column about how South Australian businesses are making their mark throughout Australia. This week a report was released by that proves that SA is not just making its mark in business, but also in property! SA property is once again gaining national attention with 5 out of the 10 most in demand suburbs in Australia! We have the first 3 suburbs on this 'Top Sellers' list, which is an amazing result!

This national demand for South Australian property is no secret to us at Toops - heavy competition between buyers for property and an increase in demand from interstate is something we have been seeing in the marketplace for some time. This report cements the trend we have been seeing and is great news for SA property owners! 

A recent example to back this up was last week when I was in Melbourne for the Tennis. I was catching up with some Melbourne born and bred friends who are either looking to start, or want to add to their property portfolios… but instead of looking for property in Melbourne - which they have been saving for and talking about for years - they now want to invest here in Adelaide! And why wouldn't they? We have one of the most stable markets in Australia with some of the most affordable properties, allowing people to get into the market early.

The irony is that while South Australians seem to worry about our market, those across the border are seeing our property from afar and consider it as the place of opportunity. There is a common theme here; property in SA is looking really good despite all the recent negativity around Holdens and our economy in general. 

What an incredible result again this week for our market. We have trumped the nation with our suburbs and their levels of demand...don't you love it!

So which suburbs in SA are most in demand? Parkside took out the top spot as the most in demand suburb in Australia! Closely followed by Norwood (2), Mitcham (3),
St Peters (6) and Burnside (7).

So what does this mean for you? Well, if you own a property in these suburbs, you are in hot demand! There are more buyers looking at your suburb than anywhere else in Australia.

This is great news if you are thinking of selling, as more demand means you are in the best position to achieve a premium sale price!

Adelaide… We're world class.

Having been away for 10 years interstate in Melbourne, the Gold Coast and Sydney, I am excited and pumped to be back living and working in Adelaide. Not just because we are spoilt here with an amazing lifestyle but also for the fact that this is a city where young professionals and business owners have huge potential to learn and grow. We can actually make a difference here. With the announcement late last year that Holden will be closing its doors in 2017, the Adelaide business culture has had a shadow cast over it. There was a lot of discussion in this week's papers about our government and leaders in this state not having the right mindset and being too slow to act.

We, like every other state, are exposed to changing market conditions, and the closure of Holden is one example of how these events can really hit home. Sure, it's tough but this is what drives innovation and excellence. This is what will ultimately keep South Australian companies world competitive, because it can be tough. But this should be celebrated because it's what defines us. There are a number of young professionals in this state that are just getting on with the job… and should be noticed for doing so. For example, in our field, we lead the nation in what were doing, that's not just spin, that's a simple fact. We've won more real estate awards in Marketing and Innovation than any other company in Australia. 

SA businesses are making their mark, not only locally, but across the country. This couldn't have been clearer to me when I was visiting Sydney earlier this month. I was sitting in one of my favourite and very popular restaurants in Potts Point. I booked a week before to ensure we could get a table as it is known for its amazing food and even better cocktail menu. Scrolling through the 10-page list of drinks alone, I came to the cider section. The two options in front of me were Hills Apple Cider and Hills Pear Cider from our very own Adelaide Hills. A home grown, Adelaide business had trumped all others and it was great to see!

South Australia is not only making its mark in the brewing industry, but it goes much further than that. A number of young, savvy business owners are pursuing opportunity here in our state. Whatever the industry - hospitality, optometry, IT programming, recruitment - there are business minded people who have their foot firmly on the gas and are here to stay. A great example is a good friend of mine, Lachie - he is a world guru in the specialty of contact lenses. With international patents in his field, he's flown all over the world to share his ground breaking discoveries at conferences. Lachie is 28 and just does his thing. The guy's a global legend.

Adelaide is set up to foster young business minded people who want to learn from the best. We are in an environment where we bump into each other frequently (this is something that just doesn't happen in our big cities) and we can build great relationships with a range of people from different backgrounds. And when it comes to laying the foundations and buying a property, we are not priced out of the market.

We are the most affordable capital city in mainland Australia and have the upper hand for getting in the door for our first home or property investment. In no other city can you afford to buy a home so close to the city. We also don't have the frustrations of the bigger cities, we can get around our state with much more ease and we are extremely fortunate for this. We are starting to see the fruits of the redevelopment of Rundle Mall, Adelaide Oval and the whole Torrens precinct as people are embracing the new look city. This environment, coupled with the determination to succeed, we are living in a city where business people can get stuck into it.

Adelaide is home. We will continue to make the most of opportunities and take changing market conditions in our stride. If you are going to make it in SA, you're going to be world class.

Under New Management

What happened to Summer Holidays?
At our age, Sylvia and I should be taking it easy and swanning around the place over January... let the kids do all the hard yards! As it turns out, we pretty much worked right through, and all four of us - Genevieve, Suzannah, Sylvia and I - were all flat out covering work activities. Why do we do this? I'm 56; I started in real estate at 19... what is it about this business that makes it so hard to stay away?
Whoever said that January is a quiet time obviously has never worked it! Anyway, no whingeing. I obviously still love it, in a twisted sort of way and real estate isn't really work, it's just what we do.
Last week Gen's Inside Story reported on the flood of Toop&Toop sales in the first week of 2014. She also covered off on the ridiculous rental market that has been as hot as this week's heat wave. Last year I wrote an article about "Addicted to Real Estate", and outlined how we were looking for great people with a common passion like ours to help us with building the business to the next level with the new energy of Genevieve and Suzannah driving it.
We have made it no secret that we are looking for even more crazy real estate-addicted, motivated and passionate people striving to be the best-of-the-best in this business. We have seven offices and business is ramping up.
This week we inducted four new recruits, with more starting next week; but we haven't finished yet, we still want more. The response to positions has been incredible; this is an exciting time.
We still have big opportunities available but we are focused on only securing good people who are compatible with our addictive culture.
PROPERTY MANAGEMENT. We need the finest Property Management professionals to work alongside the best in the business, learning how to look after our clients and their properties better than anyone else in the industry. We are also looking for a HILLS person who knows property management to head up our new PM team from our famous Stirling office (REIA National Small Office of the Year 2013).
SALES. We are still looking for high energy and passionate sales partners, particularly for Golden Grove, the Hills, Fleurieu and down at the Bay.
Boom? It may not be a boom, but it really has been amazing. It's actually tough. Only the best operators are doing any good under the current market conditions, but it's exciting. What a great time to get addicted.
HEADHUNTING. I know the current trendy thing to do in real estate is to continuously headhunt competitors' staff. They must teach that in real estate school these days. To me, that's just like stealing. So here is the Toop alternative.

January is the time to act.

This year is already shaping up to be a very exciting one at Toop&Toop… In the first 7 days of 2014, we have sold 11 properties and these results for our clients are set to continue! We are excited about what 2014 has in store, and we are starting off strong with over 100 open inspections this week and 20 auctions lined up for January alone! Our Property Management team is also flat out, conducting an astounding 130 inspections since 1 January, due to an overwhelming demand from tenants! At Toop&Toop, we are well and truly back at work.  

January is a really interesting time in the real estate world. There seems to be a perception in the industry that summer school holidays means that buyers are too busy doing other things to be looking at property. However, we believe it's actually quite the opposite.

Over the past week at our open inspections, buyers have been telling us how this is such a great time to view property - hey have extra time up their sleeves and are eager to find something. Last weekend we saw impressive attendance numbers at Toop&Toop inspections around Adelaide, with new releases attracting large buyer numbers similar to what we experienced in Spring!

Experience has shown us that demand for property in January heavily outweighs the supply of new property on the market, and this year is no exception. This is great news for those looking to sell, as more buyers will be looking at your property - this is when premium prices can be achieved!

So make sure you make the most of January. Investors; this is the time to put your properties on the rental market as the demand for rental properties are at their highest.
